Before you decide to buy property in Pattaya for investment, you should choose a district. You need to consider a lot of factors when making a purchase.

Wongamat

The correct name for the area is Naklua, and sometimes it is also called Wongamat after the popular and most famous beach in the northern part of the city. This area is known to many tourists as "behind the Dolphins" because of the fountain on the street separating the central and northern parts of the city.

North Pattaya is the most prestigious and expensive area of the city. Here is the highest cost of land and, accordingly, the most expensive property in the resort. North Pattaya has the city's largest concentration of expensive five-star hotels and prestigious luxury condominiums.

The big difference between Naklua and other city areas is that there is no promenade, so condominiums and first-line hotels have direct access to the beach. That is why the area is popular with lovers of a peaceful and tranquil seaside holiday and families. Naklua is a completely independent region with its own infrastructure. Most of the other complexes are also located near the sea, affecting the high real estate prices.

Central Pattaya

The Central Pattaya region is the heart of the resort. Life boils and rages around the clock. Most of the city's nightlife is also focused in this area.

Since Central Pattaya is the most senior and most densely built-up area of the resort, land prices in it are very high. Therefore, there are very few offers and options for new buildings here—mostly, these are boutique-type condos from eminent developers with very high costs per square meter.

Nevertheless, in the eastern part of the site, closer to Sukumvit, there are several old condominiums built about 20 years ago where you can buy cheap studios.

South Pattaya

It is a small neighborhood discovered east of the Pratumnak area. Most of the area's condominiums are concentrated along Thappraya Road, which connects the city center with the Jomtien area. Farther east, even further inland, the area is dominated by townhouses populated predominantly by Thais.

South Pattaya is the so-called transit area, so it is popular with those who care not so much for the proximity of the sea but for the convenience of transport links. The proximity of the main transport routes allows residents of the area to quickly reach any point of the resort.

Jomtien

Jomtien is one of the longest north-south areas of Pattaya. The place's name is taken from the name of Jomtien Beach of the same name, one of the most prevalent among visitors, as there are many hotels here.

In the Jomtien area, the most massive construction in Pattaya is underway. Land prices in the area are not as high as in the central and northern parts of the city, so buyers are offered many housing, ranging from low-cost economy-class projects. According to statistics, the average cost per square meter of housing in this area is the lowest in Pattaya. In addition to a large selection of new buildings in Jomtien, you can always find fairly budget options for apartments on the secondary market in condominiums built in the 90s.

Na Jomtien

It is the southernmost, the most remote from central Pattaya, the tip of Jomtien Beach, which does not have a promenade. Due to the lack of a waterfront, this area, like North Pattaya, is also historically built up with condominiums and first-line hotels with access to the beach. There are "marinas" in the same area—parking for sea yachts.

As in all residential complexes in the resorts of Thailand, flats in buildings discovered near the sea have the highest cost. However, the remoteness of the Na Jomtien area from the central part provides a lower cost of land for development, which permits customers to buy apartments close to the sea at prices lower than in North Pattaya. Sometimes in very budget complexes, although recently, the development of Na Jomtien began to gravitate towards high-rise luxury projects.

Pratumnak Hill

It is discovered between Central Pattaya and Jomtien on a hill dividing the two regions. This is where Budda Hill is located.

At the foot of the Pratamnak hill from the side of the city center, there is a pier from which boats and ferries leave for the nearest island of Koh Lan. The two most popular beaches in the Pratumnak area are:

  • Cozy Beach;

  • Pratumnak Beach.

The Central Highway of Pattaya skirts the Pratumnak area from the east, so the inner zone of the area is one of the quietest and most peaceful in Pattaya.

The area is considered prestigious, firstly because of the silence and comfort, and secondly, it is in it that the residence of Her Highness the Princess of Thailand is located. Active construction in the Pratumnak area began relatively recently, and the first projects of high-rise buildings appeared just a few years ago.
